Honest caveat: this fails the non-corporate test. Front desk, restaurant, events team — closer to the Oceano vibe than to a private retreat house. Include only if the group actively wants a resort feel.

The bedroom-to-bath ratio (4 BR / 2 BA) is the gotcha — won't satisfy private-bath equity without supplementary nearby Airbnbs.

Planned coastal subdivision around a Robert Trent Jones Jr. golf course on the bluffs above Bodega Bay. Not guard-gated but a clearly defined named community of vacation rentals. Bodega Bay Escapes runs a dedicated 'Bodega Harbour South' portfolio of 3–5 BR homes, with multiple 6-BR options. Hot tubs near-universal. 1.5 hrs from SF.

September is often the best month of the year here — fog dissipates, wind drops. Pinnacle Gulch and Doran Beach for walks; whale-watching November–April.

17 acres in the Mayacamas Mountains 1,200 ft above Calistoga. All bedrooms en-suite. Tennis court, pool, trails. Designed for groups of 10 (5 couples). 10 minutes to downtown Calistoga.

Skip September — harvest premium. October, spring, and winter are the windows.

6 guest rooms each with private bath, A/C, and private outdoor seating. One of the most authentic non-corporate-feeling properties in Sonoma. Breakfast included.

Whole-property buyout for 6 rooms / 12 people is worth a direct inquiry.

If a forum wants the most polished, fully-served wine-country retreat experience, this is the answer.

Harrison House (5 BR lodge with full kitchen, living room, expansive deck) is the best fit for ~10 people. Webb Lodge adds 10 private-bath rooms.

Per-building fee covers lodging plus meals. Serves secular interest-focused gatherings, not just religious. Non-corporate, retreat-center feel rather than luxe estate.

Concierge team for catered dinners, spa, wine-tasting transport. The barn alone sleeps 8.

Strong fit for forums that want to combine the retreat with social/wine programming.

RiverHomes (riverhomes.com, 707-869-9030) and Russian River Getaways (russianrivergetaways.com) — literally next door at 14070 and 14080 Mill St in Guerneville — each manage ~90 homes. For 8–10 people, either can place you in a single 4–6 BR riverfront or redwood estate, or in two adjacent properties to replicate the Pajaro two-house pattern.

Documented September sweet spot — warm river, post-tourist, pre-rains. 1.5–1.75 hours from SF.

Main house plus guest house plus cabin plus yoga studio. Strong retreat-purpose fit; deep redwood privacy.

Cazadero has spotty cell signal — set expectations with the group.
