Monterey Bay fog is materially less intense than the Marin coast — a key September advantage. Secondary manager At The Dunes (atthedunes.com) is worth calling for hard-to-find dates.

Weakness: rentals are scattered across Vacasa, Airbnb, VRBO, and individual owners — there's no single rental company like Pajaro Dunes Co. You assemble the retreat from multiple hosts.

Private gated community of ~300 homes on a sand spit between Bolinas Lagoon and Bolinas Bay with an owner/guest-only beach. Seadrift Realty is the dominant rental agency, directly parallel to Pajaro Dunes Co. Gates close 8pm–8am. 30 miles / ~1 hour from SF.
Inventory includes 4- and 5-BR oceanfront homes plus multiple lagoon-side 3-BR options. No foghorn at Stinson — the Point Reyes Lighthouse foghorn is 25 miles away, not audible. Avoid June–August fog window.

Planned coastal subdivision around a Robert Trent Jones Jr. golf course on the bluffs above Bodega Bay. Not guard-gated but a clearly defined named community of vacation rentals. Bodega Bay Escapes runs a dedicated 'Bodega Harbour South' portfolio of 3–5 BR homes, with multiple 6-BR options. Hot tubs near-universal. 1.5 hrs from SF.
September is often the best month of the year here — fog dissipates, wind drops. Pinnacle Gulch and Doran Beach for walks; whale-watching November–April.
